Apply

Start your Idaho mortgage application.

There are two ways in, and they're not the same thing. One is the full application. The other is a short form that gets you a number to shop with. Most people want the second one first and don't know it has a separate door.

Both are below, with what each actually involves. And if you'd rather not do either on a screen, the phone number works for all of it.

Two ways to start

Pick the one that matches where you are.

Start your application

This is the real thing — the full application. It creates an account, which is what applying means here, so you can save your progress, come back to it, and upload documents in one place rather than by email.

Choose this if you're under contract, close to it, or you've already talked to me and we agreed it's time.

Just want a number first?

The short pre-approval form. No account, fewer questions, and it's the right starting point if you're still looking at houses and want to know what you can offer on.

Choose this if nobody has asked you for a pre-approval letter yet and you're trying to work out what's realistic.

What to expect

What the application actually asks for.

Nothing here is a trick question, and none of it is a test you can fail on the spot. It's the same set of things every lender needs, collected once.

Who you are and where you've lived. Name, contact details, and your address history. If you've moved recently, have the previous address to hand.

What you earn, and how. Employment or self-employment, and how long you've been doing it. Being self-employed is not a problem — it just changes which documents are useful.

What you owe and what you've saved. The debts you're carrying and the accounts you'd draw a down payment from.

The house, if you have one in mind. An address if you're under contract, or a rough price range if you're still looking. Neither is required to start.

It saves as you go. Most people get through it in one sitting, but you don't have to — you can stop, come back, and finish later without starting again. If a question doesn't apply to you, leave it and we'll sort it out together.

The bit people worry about

When the credit check happens.

Your credit is checked when you apply — not before. Looking at this page doesn't touch it. Filling in the short pre-approval form doesn't touch it. Nothing on this site runs a check on you quietly in the background.

The check happens as part of the application itself, and you'll know it's happening because you'll be the one submitting it. If you want to talk through what it's likely to show before anyone pulls anything, call first — that conversation costs nothing and leaves no trace on your file.

If you already know your credit is rough, that's a reason to call rather than a reason not to. It's the single most common thing that stops people making the call, and it's the thing most worth having an honest answer about.

Or don't use a form at all

You can do all of this by phone.

Our accessibility commitment is that you can always do by phone anything you can do on this site, and the application is included in that — not as a fallback for when the form breaks, but as an equal route.

Call and we'll go through it together. I'll ask the questions, you answer them, and I'll fill it in at my end. Some people find it faster that way, and some just prefer talking to a person, and neither needs explaining.

One thing worth knowing before you call. You don't need documents ready to start a conversation. Bring what you have, and I'll tell you what's still missing rather than sending you away to collect a list first.

Whichever way you start, you'll get a person.

No call centre and no queue. The number below rings me, and the application below is mine to work on once you've sent it.
