Jumbo loan limit in IdahoAbove Idaho's conforming limit, a home loan becomes a jumbo loan.

For 2026, FHFA, the agency that sets the conforming loan limit, puts it at $832,750 for a one-unit home in every Idaho county except Teton County, where it is $1,249,125. For a one-unit home, a loan larger than that is a jumbo loan. What a jumbo loan asks of you is set lender by lender, and it commonly asks more than a conforming loan does: a larger down payment and a higher credit score.

ClearPath doesn't lend, and I'm not the lender on a jumbo loan. I place them with lenders who make them, and we can set yours beside the other loans that could do the same job and decide together which fits. Every programme range below is a national one, as lenders and the sites that compare them publish it. It's where a file starts, not my terms and not a bar you have to clear.

The line

It's the loan that crosses the line, not the house

The limit measures the loan, not the price of the home. A home priced above $832,750 can still take a conforming loan if the down payment brings the loan under the line, so that's the first thing worth checking.

I found no Idaho rule of its own for jumbo loans. Above the line, what you're asked depends on the lender's programme.

How much down

A larger down payment, and larger again as the loan grows

Jumbo down payments are commonly published at 10% to 20% of the price, and some lenders ask 20% or more on any jumbo loan. Some programmes go lower.

The down payment commonly steps up as the loan grows. As some lenders publish it, the step from about 10% to about 20% comes at around $2 million, and others set their steps elsewhere.

Credit, reserves and debt

A higher score, savings in reserve, and room in your income

The minimum credit score most commonly stated for a jumbo loan is 700. Some programmes go to 680, and scores of 740 and above are commonly tied to the best pricing. Larger loans commonly ask for higher scores.

Lenders commonly ask to see reserves after closing, savings enough to cover 6 to 12 months of mortgage payments, and more on larger loans. A debt-to-income ratio of about 43% is the ceiling most commonly stated, and some lenders allow 45%.

Those are national figures. Read them as where a file starts, not as a limit on yours. They move with the lender, your credit and the size of the loan.

The appraisal

Above some loan size, a second appraisal

Many jumbo loans need one full appraisal. Above a loan size each lender sets for itself, some ask for a second, and that line can move. If your loan is large, it's worth knowing where it sits before you're under contract.

The property

For the home you live in, and often for more than that

Jumbo loans are commonly published as available for a primary residence, a second or vacation home and an investment property. Second homes and investment property commonly ask for more: a larger down payment and more in reserve. Not every programme takes all three, so which lender matters.

The price

How a jumbo loan is priced, without the numbers

Jumbo loans are priced differently from conforming loans, and the price can be higher or about the same. Both fixed and adjustable jumbo loans are widely offered. On an adjustable one, the price is fixed for an initial period and then adjusts against a published index.

Whether a smaller down payment on a jumbo loan means paying for private mortgage insurance varies by programme. Some waive it, and others charge it.

Compare the fees as well as the price. Those numbers, and how long the loan runs, I leave off this page; they belong in the quote on your own file.

Side by side

A jumbo loan beside a conforming loan, a VA loan and a physician loan

Conforming. If more down or a lower price brings the loan under the line, a conforming loan is one road, and it commonly asks for less. Its price may be lower than the jumbo's or about the same, and that's a comparison to run on your file.

VA. If you're eligible for a VA loan, the line works differently. VA sets no loan limit for a veteran with full entitlement, so how large a VA loan can be is a question for underwriting, not a county ceiling. If part of your entitlement is still in use on a loan that hasn't been paid off, the conforming limit for the county the house is in comes back into the guaranty, and a lender may ask for a down payment where it falls short.

Physician. If you're a doctor or dentist, or in another field the programmes take, a physician loan commonly reaches well past the conforming line with less down and without mortgage insurance. It's commonly priced a little higher than a jumbo loan with a large down payment, so if you have that down payment, the jumbo may be the better fit.

So a jumbo loan is one answer among several. It fits when the loan has to be larger than the line, and what it asks for in down payment and reserves is set lender by lender. If VA is open to you, see it priced beside the jumbo before you choose. We can compare the loans that could work for you side by side and settle on one together.

Answers

What people ask about jumbo loans in Idaho

What is the jumbo loan limit in Idaho?

The line that makes a loan jumbo is the conforming limit. For 2026, FHFA puts it at $832,750 for a one-unit home in every Idaho county except Teton County, where it's $1,249,125. For a one-unit home, a loan above that is a jumbo loan, and how large a jumbo loan can go is set by each lender's programme. For a veteran with full entitlement, VA sets no loan limit of its own.

Do you make jumbo loans?

ClearPath doesn't lend, and I'm not the lender on one. I place jumbo loans with lenders who make them, and we can look at yours beside a conforming loan and anything else that could work.

How much down does a jumbo loan take?

Commonly 10% to 20% of the price, as lenders publish it nationally, and more on larger loans. Some programmes go lower. Read it as where a file starts, not as a bar.

What credit score does a jumbo loan ask for?

The minimum most commonly stated is 700, with some programmes at 680, and larger loans commonly ask for more. Scores of 740 and above are commonly tied to the best pricing.

Do jumbo loans have PMI?

It varies by programme. Some jumbo programmes waive private mortgage insurance on a smaller down payment, and others charge it. It's one of the things to compare between them.

Can I use a jumbo loan for a second home or a rental?

Commonly, yes. Jumbo loans are published as available for second homes and investment property as well as the home you live in, commonly on stricter terms. Not every programme takes all three. Tell me what you're buying and we can go through which programmes might take it.

Tell me what you're buying

Send me roughly the price, what you plan to put down, and whether it's the home you'll live in. Then we'll talk through the options together: whether the loan is jumbo at all, how a conforming, VA or physician loan compares, and where I'd place it. No credit pull, no application, nothing to sign to get an answer.
